HOME STAGING
Studies show that a “staged” home will typically sell in half the time as an unstaged home, and for more money. For every dollar spent on this preparation, you may get up to three times in return.
The process of home staging is a value-added service that will highlight your home's strengths, downplay its weaknesses, and appeal to the greatest possible pool of prospective buyers. I offer three levels of services:
1) A walk-through consultation - This includes a walk-through of the entire house with a written list of staging suggestions provided. Includes optional follow-up to adjust and perfect the changes. This has a $65/hourly fee.
2) Half-day staging - This package will include: Implementing above suggestions, arranging furniture into "vignettes", displaying knickknacks in units of 1, 3 or 5, arranging window coverings, creating interesting groupings on shelving, bookcases and mantels, applying special oil to cabinets to renew their original luster, and adding “extras” like large bowls of fruit, colorful cookbooks, towels tied with ribbons, etc.
3) Whole house staging - Along with what's included above, this will include packing, hanging pictures and artwork, shopping for new accessories, and some cleaning and touch-up painting. $600 - $1000 depending on the size of the house. (Does not include cost of purchases or subcontractors if needed).
Remember, homeowners have less than 30 seconds to impress a potential buyer. Since only 6% of sellers properly stage their homes, your staged home has an excellent chance of making the best impression..
And remember...home staging will ALWAYS cost less than your first price reduction!
